Aaron Resnick's Condominium Record

Results, Not Promises

Every condominium dispute turns on its own contracts, governing documents, records, participants, deadlines, and law. No lawyer can promise how a new matter will end.

What the firm can show is its work.

Aaron Resnick has represented condominium owners, associations, developers, investors, buyers, and sellers in disputes involving deposits, disclosures, construction, governance, fees, assessments, contracts, and control.

The matters below identify the side represented, the issue involved, the documented result where available, and the source supporting it.

We Don't Make Promises. We Have Results to Prove It.

Every Side of the Condo Equation

Aaron Resnick has represented clients across every major side of Miami condominium disputes, including unit owners, associations, boards, developers, investors, buyers, sellers, lenders, property managers, contractors, and brokers.

His condominium work reaches from Miami's preconstruction and deposit-recovery era to today's disputes involving reserves, structural inspections, insurance, assessments, association decisions, repairs, financing eligibility, and building-specific risk.

Representing different sides does not mean taking the same position in every matter. It means Aaron understands how each participant evaluates the dispute, where the pressure points usually exist, which documents matter, and what the opposing side may do next.

Practicing law in Florida since 1998. Documented in Miami condominium disputes since at least 2008.

Selected Condominium Results

Verified results are added to this section as dispositions are documented. Each entry states the side represented, the matter type, the exact verified result, the source supporting it, and any context necessary to a fair reading.

Prior results do not guarantee or predict a similar outcome. Every matter depends on its particular facts, documents, parties, law, and procedural posture.

Representative Matters and Media

A named matter proves experience. A verified disposition proves a result. The matters below document the experience; results move to the section above only when a disposition is verified.

The Deposit Recovery Era and RecoverMyDeposit.com (2008 to 2012)

Aaron Resnick's documented condominium work dates to at least 2008, when the Observer quoted him on the wave of deposit litigation emerging from South Florida. During the downturn, the firm operated RecoverMyDeposit.com, a dedicated practice representing preconstruction buyers in deposit and cancellation disputes in Florida and New York. In January 2009, contemporaneous reporting identified Aaron as counsel for purchasers in disputes involving Canyon Ranch Living Miami Beach.

W South Beach Condo Hotel Disputes (2012)

According to reporting by Miami New Times, Aaron represented four professional football players seeking the return of deposits connected to W South Beach condo hotel purchases, in disputes involving allegations concerning project branding, disclosures, liens, and the relationship between the condominium developer and hotel manager. The New York Times also covered the W South Beach dispute and quoted Aaron; that record is preserved on this site.

Condominium Escrow Law and North Carillon (2011 to 2014)

Aaron published commentary on the Third District Court of Appeal's 2011 escrow deposit ruling arising from the North Carillon litigation. In 2014, the Florida Supreme Court reversed that ruling. The firm's original commentary is preserved as a historical record with a current note on the reversal, because statutes and court decisions have changed since that era.

Statewide Transfer and Application Fee Campaign (2016)

In 2016, the firm announced class actions filed statewide to recover improper transfer and application fees charged in condominium rentals and purchases, work that grew out of reporting on fee practices across Miami-Dade listings.

The Record Continues

From the deposit recovery era to today's disputes involving reserves, structural inspections, assessments, association decisions, and financing eligibility, the through line is the same: documents decide condominium disputes.

We do not promise what will happen next. We show what Aaron has already done.
